The minimum score for a mortgage depends on the loan program. The score that earns you the lowest rate is higher, and the gap between the two can be worth tens of thousands of dollars over 30 years.
Minimums by program
Conventional loans generally require a 620 score. FHA loans allow 580 with 3.5% down, and as low as 500 with 10% down. VA and USDA loans have no official minimum, though most lenders set their own, commonly around 620.
Why the best rate needs more
Conventional pricing improves in steps as scores rise, and the best pricing is typically reserved for scores of 740 and above. Private mortgage insurance, required with less than 20% down, also gets cheaper as your score rises.
Before you apply
Avoid opening new credit for several months before applying. Keep card balances low, and check all three reports for errors. Lenders pull a tri-merge report and use the middle score, so a mistake on one report can cost you.
